Tips on Remodeling Your Kitchen
If you are thinking about selling your home and want to add some buyer appeal to it, a good place to start is with your kitchen. The quality and appearance of your kitchen has a serious impact on whether buyers make an offer or take a pass on your home.
Even if you’re not interested in putting your house up on the market, remodeling your kitchen may be the perfect project for giving your home a new look and feel. To help you determine where to focus your kitchen remodeling plans, we offer the following suggestions.
The Kitchen Sink
You can replace an old one without breaking your budget. If your sink is in fine shape except for a chip or two, check your local hardware store for a bottle of chip filler. Another good remodeling investment is a faucet tap, but be sure that you get one that works with your existing hardware.
Countertops
These pieces can also be affordably replaced. There are inexpensive laminates available that will give your kitchen a nice updated look. You can also resurface your countertops for far less than buying new ones.
Cabinets
Rather than yanking them out altogether, you could simply repaint them. All it takes is sanding and priming them, and they’ll be ready for their fresh coat of paint. Add some nice new door handles, and the cabinets will take on an entire new look.
The Kitchen Walls
A fresh coat of paint will help to revive your entire kitchen. If you are trying to sell your home, stay away from very dark colors. You may want to avoid lighter colors as well. The best way to provide a warm and inviting kitchen is to use medium tones like yellows, greens, and beiges.
Light Fixtures
If your kitchen has old ones, you need to replace them. Luckily, doing so can be done without a large investment of your remodeling capital. Very nice and inexpensive light fixtures can be found at stores like The Home Depot, Lowe’s, and IKEA.
Appliances
If you are looking to sell your home, it’s a good idea to consider updating your appliances, especially if they are older and appear so. Do some research to find out if there are any almost-new appliance stores in your area. Also, be on the lookout for sales. If the only real issues with your appliances are some chips, these can also be repaired by using chip filler, in this case the kind specifically intended for stoves and fridges.
In addition, it won’t hurt to give your kitchen a good cleaning to make it as sparkling and spotless as possible. A wise tip if you are selling your home is to freshen the air as well, either by airing out the kitchen, lighting some candles, or even baking some cookies prior to having your home viewed.
Whatever reason for your kitchen remodeling efforts, the best way to not let its cost escalate out of control is to plan ahead and think through all of your potential changes before you do any work at all. That way, you’ll know what you want to do and, more importantly, know how much you can afford to do to avoid remodeling efforts that could drain your financial resources.
